I have been coming here for years and it is so unfortunate they are cutting corners. The xia jiao used to have actual shrimp in it; now it is all mashed up like a meatball and according to their manager it has pork and flour in it. He refused to admit anything about the quality declined and that there was flour in it until we went back and forth and he finally admitted pork and flour were indeed added to it. At least admit to the changes don't bs and lie about it, then admit to it and then try to gaslight us into thinking we can't tell the difference. Why lose loyal customers over a five dollar dish? Very foolish and poor customer service and poor attitude he knew what we were talking about he admitted to the change in quality which made it worse

I remember coming here a few times before CV with friends and family. The dim sum was really good. However, today I ordered to go and they didn't even offer any utensils or sauces. It looks like they remodeled the place. The ambiance is great, very fancy and clean with a huge chandelier. Dim sum was cold. Egg tarts don't taste that great compared to other bakeries in SGV.

I was pretty disappointed from reading a lot of good reviews for this place. Compared to other places for “Yin Cha” (tea & dimsum lunch), this restaurant didn’t have good tea and dimsum was just ok. Tea was brew too strong that it was bitter. I’ve definitely had much better jasmine tea elsewhere. XLB was so hard and dry! The only thing I liked was the custard bun. The rest was quite meh. Servers were quite rude in American dining standard but I was told that it was to be expected from this type of restaurant. Cozy holiday vibes closer to New Year. Free parking at the shopping complex. Price was about $ each dish plus $ seating fee. Total was a bit cheaper than other “Yin Cha” places that I found better tea.

The food is good, depends obviously what you try. The food is warm and there is a variety to try. The workers need to be called to get the bill.They do have chicken feet, octopus and many shrimp dishes. They give tea and water to every table. Finding the restaurant is complicated and you have to follow the sign outside.Wheelchair accessibility: Not friendly for people with disabilities.
